Cancellation policy
Plans change. Here is exactly what happens when they do.

We understand that plans can change. Our cancellation policy is designed to give guests flexibility while allowing us enough time to make canceled dates available to another guest.
Cancellations

Cancellation deadlines are based on the scheduled check-in date and the local time of the property.
Cleaning fees
If you cancel before check-in and have not occupied the cabin, any cleaning fee charged for your stay will be refunded.
Taxes
Applicable taxes will be refunded as required by law and based on the portion of your reservation that is refunded.
No-shows
Reservations are non-refundable if a guest does not arrive for a scheduled stay and has not canceled within the applicable cancellation period.
Early departures
We are unable to provide refunds for unused nights if you decide to shorten your stay after check-in.
Changes to your reservation
We are happy to accommodate changes to your reservation when availability allows. Changes requested within 14 days of check-in may be subject to the cancellation policy above.
Moving a reservation to different dates does not reset or extend the cancellation period.
If we are able to rebook your dates
If you cancel during a non-refundable period and we are able to rebook some or all of your canceled nights, we will refund the accommodation revenue recovered for those nights.
Refunds will not exceed the amount originally paid for the canceled accommodation.
Weather
The Finger Lakes experience changing weather throughout the year, including rain, snow and winter conditions. Guests are responsible for considering weather conditions when planning their travel.
Ordinary weather conditions, including rain, snow, cold temperatures or changes in the forecast, follow our standard cancellation policy.
If conditions at the property make the cabin unavailable or unsafe for occupancy, we will offer you the choice of available alternate dates or a refund for the affected nights.
Events beyond our control
Certain unexpected events may occur that are beyond the reasonable control of either the guest or property owner. When an event makes the property legally inaccessible, unavailable or unsafe for occupancy, we will work with affected guests to provide alternate dates or an appropriate refund.
Personal circumstances, transportation disruptions and other events that do not prevent the property from being safely occupied remain subject to the standard cancellation policy.
Property-initiated cancellations
In the unlikely event that we must cancel your reservation because the cabin cannot safely or reasonably accommodate your stay, you will receive a full refund for the affected nights.
When possible, we will also offer available alternative dates or another available cabin.
Travel insurance
We encourage guests to consider purchasing travel insurance, particularly for longer stays, winter travel or reservations made well in advance. Travel insurance may provide protection for circumstances that fall outside our cancellation policy.
Reservations made through third-party platforms
Reservations made through Airbnb, Vrbo or another third-party booking platform are subject to the cancellation and refund terms displayed and accepted through that platform. When a platform's terms differ from this policy, the terms associated with that reservation will apply.
Refund processing
Approved refunds will be returned to the original form of payment. Processing times may vary depending on your bank, credit card company or booking platform.
How to cancel
Email us your confirmation code at info@100acrewoodny.com and we will confirm the cancellation and any refund in writing. This policy sits alongside our guest terms.
